The In’s & Out’s of a Modular House

Modular homes today may look identical to a traditional built on site home but these prefabricated homes differ greatly in their building process. Traditionally built homes have their materials brought piece by piece to the building site, where the home is then built by a team of local builders. Modular homes are made in a remote facility such as a warehouse and then transported to a specific location via truck and crane. A local contractor or builder is responsible for combining the modular homes on pre-made foundation. Before the homes are set in place, they are kept in the best condition possible while they are being produced in a facility. As a matter of fact, most modular homes are not exposed to any hostile weather conditions during construction and they undergo a strict quality check in certain departments before delivery.

Depending on the design, a modular house can be created at the building plant in approximately two weeks. Once delivered to the specified location the local builder usually completes the task of assembling the modular components, in approximately a month (more or less). So the time frame between the productions and placing of the modular house can take almost two months if everything goes smoothly with the manufacturer and local builder. Modular home companies use computer aided design software to draft plans and modifications, to suit the customer’s needs.

Many people assume that one modular house will look like the next one, but this is far from the truth. Today it is almost impossible to tell prefabricated homes from traditional custom built homes. Although some modular home maybe built to resemble the double wide or triple wide manufactured houses, they are constructed very differently. Customers need to consult with the modular home manufacturer that will be building the home if they have their own custom design in mind.

Like the traditional built homes; appraisers, insurance companies, and banks consider modular homes as being the same. It is up to the customer to get information on how the bank will finance a modular home. Building expenses for a modular home are usually less than a house that is built on site.

The benefit of living in a modular house is that they are energy efficient. Most people enjoy the savings from reduced cooling and heating costs. Plus, these houses are move-in ready sooner than a house that has to be built from the ground up.
